A rural property is currently for sale at Curramore near Maleny. The property is 47 ha (116 acres) of mostly useable "cattle" country high on the range. There are no buildings on the property. The block currently has cattle grazing on it. Fencing and yards have been kept in good working order. Two large dams are established on the block and further water storage capacity can be easily established in the remaining appropriate places. There is a creek flowing through the property at the southern afforested portion creating several special and diverse wildlife and recreational places. A group of Maleny people are interested in creating a company to purchase this property as an investment opportunity with a side spin-off of recreational use. We envisage 12 share holders each with an initial investment of $60,000 to secure the property. Additional investment will be involved depending on the intended use of the property to generate income. This could be achieved by additional shareholders or additional investment by original shareholders. We would like to create a structure which would enable superannuation funds to be invested.

Potential income generating uses for this land are huge and include:

sustainable farm forestry
carbon credit planting of forest land
eco-tourism cabins (up to 10 are permitted on this sized land parcel, subject to Council approval)
agricultural or horticultural use - several fairly level areas are to be found on the ridges.

The property is sufficiently large enough for a house and an additional manager's residence to be constructed. Several elevated sites exist with views. Thus two shareholders could live on the property if they desired to do so. In addition, camp ground facilities could be established such as gazebo, bbq area, rainwater tank, dry composting toilet etc so that shareholders and their friends could camp on the property for bush walking or horse riding etc. Trail bikes would not be permitted, nor would domestic animals such as dogs or cats without shareholder concensus. Several scenic dams exist for recreational use (as well as animal watering or crop watering).

Access to the property is via formed gravel road and forestry trail. 4WD vehicles are recommended for full access within the property.

Expressions of interest are now being sought to be part of this exciting new rural company, which will be formed only if sufficient capital can be raised to secure the property purchase. We will have to raise a minimum of $720,000 through the sale of 720 x $1,000 shares. Up to 50 share holders is possible under the current regulations. We would prefer 12 share holders initially if this is achievable. Two firm share holders willing to commit $60,000 each have already been sourced.
